I don't recommend TBP to anyone. They did a pre inspection and did not advise of plastic repairs on roof, even though they weren't compliant to building standards. No photos taken of roof repairs at all or reported. I wouldn't trust him to find anything, a blind man would have tripped over the roof repairs. According to him, "The plastic patches (polycarbonate roof sheeting) which is used in everyday residential construction, are repairs that someone has undertaken to the roof. Roof repairs are not a defect unless they are leaking or defective at the time of the inspection". There were serious issues with the patches, or we wouldn't be up for more than $3000 in repairs after being in the house for just 9 weeks. Two builders told us, it should have been in his report, and their condition stated. This is the report by another builder, who inspected the roof. "Roof - roof is an old curved Zincalume roof. 2 patches are present with plastic corrugated panels over old roof penetrations.

We understand your concerns and feel for your situation after the significant storm cell that caused damage in March. We only report on defects that are relevant to Pre-Purchase Building and Pest Inspections (Australian Standard AS 4349.1- 2007 Inspection of Buildings Part 1: Pre-Purchase Inspections - Residential buildings). The complaint you have does fall outside the scope of this standard. Our service agreements are for the purpose to explain and provide our clients with a clear understanding of what our obligations are to you as per the Australian Standard. The inspection reports do provide recommendations for the relevant trade to do further investigations for defects, as was provided in this case. We have provided an explanation in an email to you, however if you need further clarification or advice, we are more than happy to help.
