Why are you better than a 'local' agent?

All of our property managers are 'local'. As a client of Rent360 you have a dedicated property manager who can duck over to your property should the need arise and will conduct routine inspections and market your property when it is vacant. We only do property management which means our sole focus is on maximising the return on your investment.

Will I receive an end of financial year statement?

You sure will! Unlike other agencies, we don't charge you for the privilege.

Will you represent me at Tribunal should the need arise?

Definitely. We have a strong track record at getting good outcomes for our clients at Tribunal hearings and have a strong understanding of the process.

Of course! We hold licenses in QLD all our property managers hold the relevant licenses to operate.

Will my tenants be impacted by switching property managers?

We make switching a simple process - we'd expect your tenants to receive a better experience because in our very biased view we're great property managers! Your tenants will receive access to a tenant portal and your dedicated property manager will reach out to them to introduce themselves and ensure rent is paid to our trust account.

Do I get access to a landlord portal?

Yes! You receive access to a landlord portal where you can see everything related to your property including statements, leases, and other relevant documents.

Do you take care of maintenance requests?

Absolutely! We have preferred trades we have used and trust but will also source multiple quotes and will always confirm with you before actioning a request (unless instructed otherwise or in the rare event of an emergency such as water damage where there is an imminent risk of damage to your property).

We take care of the 'break up' conversation with your existing property manager so there's no stress on your part. To ensure a smooth transition and continuity for both you and your tenant we receive all relevant information and documents as part of a property file such as incoming inspection reports, lease documents etc.

Can I switch to you if I was previously self-managing my property?

Absolutely! We'll gather as much information from you as possible to ensure a smooth transition and hopefully free up some of your time to do other things than managing your investment properties!

How difficult is it to switch from my current property manager?

Changing from your property manager is very simple. In fact Rent360 Property Management will handle the entire process for you.
