My advice is to stay clear of this company. As a tenant they are the most arrogant, unprofessional useless agency I have ever dealt with. 13 so called property managers i've dealt with. Never received leases on time, put rent up without notifying us, let contract into property with out tell us. You have an issue they either just threaten to evict you, ignore you, or you start receiving emails from different 4 people regard the matter so your that confused as to who is doing what. Best of all the change documents, make up the own rent amounts anytime and they are great liars. I could go on but I think it's clear how rubbish this place is. STAY CLEAR

Guardian not trustworthy at all!

I too would avoid going through them for renting. You never get a straight answer from them as they like to beat around the bush a lot. They would agree over the phone for one issue and then email a completely different answer that would conflict with what was said over the phone. So always good to keep a record of your emails. You ask them to investigate previous payments being made as duplicate invoices would be emailed through sporadically. All you get is a tenant ledger to decipher yourself and no real attention or comments to solve or help solve the issue. The property manager wasn't helpful at all either! All in all they weren't trustworthy and I would definitely not use them in future!

Worst Property Management Company I have ever dealt with

I am obliged by this site to rate this business at least 1 star which is 1 more star than this business deserves. As a Landlord of properties in different states, this is by far the worst property management company I have ever had the misfortune to be associated with. Even the adjudicator at a recent tribunal hearing I attended due to issues this company caused with a ex-tenant, commented he had never seen such poor property management practices previously in his years on the bench.

Guardian Property Services - avoid them at all costs

We are renting a house that was originally being managed by Guardian. Thankfully (this week), it has now been taken over by a new property services company. We recently moved in to a property that was in terrible condition. We reported various things, some of which were extremely dangerous to the lives of our young children (e.g. one of the main fire escape exits was locked shut and we didn't have a key, vertical blinds stuck in semi-open position posing a threat of strangulation, drainage pipes broken and large holes/water pooling on the property, etc.), I chased them about this regularly, but 8 weeks later and still nothing has been done. We have had to go to the time and expense of getting some of the repairs done ourselves and when we finally got through to a "manager" (in the loosest of terms), I was confronted with an argumentative representative who was not only defensive in their communication, but also downright rude. Kelly Amos, the State Manager is absolutely vile. She cares more about trying to be 'right' than she does about doing her job. Thank goodness the owner must also have been having issues with Guardian as they have now pulled the property and placed it with a professional property services company. Guardian Property Services - avoid them like the plague.
